Every year around this time, my business increases. Loan officers, mortgage brokers, and branch managers–in a flurry to set goals and make resolutions for the New Year– look for training services to improve their skills. They have high expectations for the year ahead, and rightly so. Everyone wants to succeed in their business.

But, what happens on January 2nd? How about by February? March? April? Eeeeeek!!! Momentum starts to slow down and we all fall back into our old habits. We get too comfortable and our sales pipelines suffer. Remember, the loans you originate this month, are the ones that will close next month. In the mortgage business, we must not look just at today’s “sales” figures, but at tomorrow’s loans that are slated to close. How many loans have you had fall-out or die because of a stupid, little reason? Too many. And that is money out of your pocket.

If I added-up all the loans I have “lost” over my career, it would be in the many thousands, likely hundreds of thousand of dollars in lost commissions. If the average loan is worth about $3,000 to $6,000 each, you don’t have to lose many before you begin to take notice. Not every loan will be a winner. But, you have to deal with a certain amount of losers before the winners will pull through.

I stopped counting loans as being “sold” until they actually hit the closing table. That way, I don’t disappoint myself or count my chickens before they’re hatched. I suggest you do the same. It also makes you work hard for every loan and actually will improve the number of loans you ultimately close. It’s interesting psychology.

Just this week, I spoke to a good client of mine who has been in the loan business for about 4 to 5 years. She was very upset and told me that she lost a deal worth about $15,000 or so (it was a sizeable jumbo loan). After discussing things at length, and reviewing all of the steps along the way, we came to the conclusion that the loan died NOT because she did something WRONG, but because she did everything RIGHT! Ironic isn’t it?

She followed all the proper steps, worked diligently with all the third parties such as appraisers, title companies, etc., and set the proper expectations on when the loan would ultimately close. But, although she was extremely pro-active and had all her ducks in a row, she couldn’t control the most important factor in the loan process…HUMAN NATURE.

The customer was being less than truthful, playing games to avoid calls and had even lied on a few things upfront. The deal died. And so did her Christmas commission check. But, she was counting on that loan to pull through. After all, she did do everything “right” on her end.

My point here is simple…you can plan all you want, set all the goals and forecasts for the coming year with the best of intentions, but you can’t control human behavior. It’s the most critical factor in the loan process, and can mean the difference between success and failure.

As you gain more experience, you will learn how to silently “read” a customer. You’ll know if they are truly serious about the loan and are being honest. You’ll discover small clues along the way in the borrower’s documents which will help you read the “loan leaves” (that’s tea leaf reading for mortgage people!). And, you’ll quickly learn my golden rule: “kill them, or keep them…quickly”. Don’t spin your wheels on loans that go nowhere. Your time is far too valuable, and the good loans will get away.

It has been said that the mortgage industry is the hardest yet easiest business to be in. If you are seasoned, it’s simple. If you are new, it’s not.

As you look out over a fresh year with high expectations, treat your sales people well, be loyal to your account reps, become your customer’s trusted advisor, and–above all–cherish your processor. Don’t become a slave to the sales numbers, remember that you can’t reach your goals without the help and cooperation of other people.

This article which you are about to read on tennis psychology has been written because I have been made aware of the interest people have in this subject and this is understandable when you consider how getting a grasp on this will definitely improve your game considerably.

For ease of writing I have referred to He and Man but of course everything I say could just as equally apply to She or woman.

Tennis psychology is nothing more than understanding the workings of your opponents mind, and gauging the effect of your own game on his mental viewpoint, and understanding the mental effects resulting from the various external causes on your own mind.

You cannot be a successful psychologist of others without first understanding your own mental processes, you must study the effect on yourself of the same happening under different circumstances. You react differently in different moods and under different conditions. You must realize the effect on your game of the resulting irritation, pleasure, confusion, or whatever form your reaction takes. Does it increase your efficiency? If so, strive for it, but never give it to your opponent.

Does it deprive you of concentration? If so, either remove the cause, or if that is not possible strive to ignore it.

Once you have judged accurately your own reaction to conditions, study your opponents, to decide their temperaments. Like temperaments react similarly, and you may judge men of your own type by yourself. Opposite temperaments you must seek to compare with people whose reactions you know.

A person who can control his own mental processes stands an excellent chance of reading those of another, for the human mind works along definite lines of thought, and can be studied. One can only control ones, mental processes after carefully studying them.

A steady phlegmatic baseline player is seldom a keen thinker. If he was he would not adhere to the baseline.

The physical appearance of a man is usually a pretty clear index to his type of mind. The stolid, easy-going man, who usually advocates the baseline game, does so because he hates to stir up his torpid mind to think out a safe method of reaching the net. There is the other type of baseline player, who prefers to remain on the back of the court while directing an attack intended to break up your game. He is a very dangerous player, and a deep, keen thinking antagonist.

He achieves his results by mixing up his length and direction, and worrying you with the variety of his game. He is a good psychologist. The first type of player mentioned merely hits the ball with little idea of what he is doing, while the latter always has a definite plan and adheres to it. The hard-hitting, erratic, net rushing player is a creature of impulse. There is no real system to his attack, no understanding of your game. He will make brilliant coups on the spur of the moment, largely by instinct; but there is no mental power of consistent thinking. It is an interesting, fascinating type.

Now before you read any further let me just jump in here and say that I really do hope you are finding this interesting and indeed helpful. I have written this because I do believe that we need to know more about this subject, so, having said that, lets continue.

The dangerous man is the player who mixes his style from back to fore court at the direction of an ever alert mind. This is the man to study and learn from. He is a player with a definite purpose. A player who has an answer to every query you propound him in your game. He is the most subtle antagonist in the world. He is of the school of Brookes.

Second only to him is the man of dogged determination that sets his mind on one plan and adheres to it, bitterly, fiercely fighting to the end, with never a thought of change. He is the man whose psychology is easy to understand, but whose mental viewpoint is hard to upset, for he never allows himself to think of anything except the business at hand. This man is your Johnston or your Wilding. I respect the mental capacity of Brookes more, but I admire the tenacity of purpose of Johnston.

Pick out your type from your own mental processes, and then work out your game along the lines best suited to you.

When two men are, in the same class, as regards stroke equipment, the determining factor in any given match is the mental viewpoint. Luck, so called, is often grasping the psychological value of a break in the game, and turning it to your own account.

We hear a great deal about the shots we have made. Few realize the importance of the shots we have missed. The science of missing shots is as important as that of making them, and at times a miss by an inch is of more value than a, return that is killed by your opponent.

Let me explain. A player drives you far out of court with an angle shot. You run hard to it, and reaching, drive it hard and fast down the side line, missing it by an inch. Your opponent is surprised and shaken, realizing that your shot might as well have gone in as out. He will expect you to try it again, and will not take the risk next time. He will try to play the ball, and may fall into error. You have thus taken some of your opponents confidence, and increased his chance of error, all by a miss.

If you had merely popped back that return, and it had been killed, your opponent would have felt increasingly confident of your inability to get the ball out of his reach, while you would merely have been winded without result.

Let us suppose you made the shot down the sideline. It was a seemingly impossible get. First it amounts to TWO points in that it took one away from your opponent that should have been his and gave you one you ought never to have had. It also worries your opponent, as he feels he has thrown away a big chance.

The psychology of a tennis match is very interesting, but easily understandable. Both men start with equal chances. Once one man establishes a real lead, his confidence goes up, while his opponent worries, and his mental viewpoint becomes poor. The sole object of the first man is to hold his lead, thus holding his confidence.

If the second player pulls even or draws ahead, the inevitable reaction occurs with even a greater contrast in psychology. There is the natural confidence of the leader now with the second man as well as that great stimulus of having turned seeming defeat into probable victory. The reverse in the case of the first player is apt to hopelessly destroy his game, and collapse follows.

Too often, sports parents set goals for their kids that are different than the kids’ goals. It’s important to help sports kids identify their own goals and then help them follow through on them.

Says Dony Wilcher, a popular basketball coach in Portland, Ore., “I had one parent who wanted the world for his child. He went out of his way to get him the right shoes and send him to the best camps. At the end of it all, he was perplexed that the kid was not a superstar. In some cases, kids will veer away from the sport altogether if the parents’ goals are different than theirs.”

At first, many sports kids generally want to play to have fun and be with friends. At that point, that’s their goal. It’s not necessary for parents to set goals with them. Adults want to structure the sports experience for kids. They can take the fun out of a simple pick up game in the back yard.

When sports kids begin to be competitive—when they play in tournaments or join competitive teams—it’s time to begin talking about their goals. This might be appropriate for some children as young as 7 or 8—if they display unusual talent and motivation.

For example, at peaksports.com, we worked with one 8-year-old motocross racer who spent four hours per day training. It would be appropriate to talk about goals with a child who competes at the national level.

When you’re talking with your young athlete, begin with a broad, open-ended question.

If, for example. your child’s goal is to try out for and make his or her high school basketball team, that’s the long-term goal. Ask the child what he or she needs to do to make the team.

Evaluate his or her skills in dribbling, free-throw shooting, and defense, for example. Try to de-emphasize the long-term goal of making the team. When young athletes are too preoccupied with making the team, they may impose too many expectations on themselves and undermine their confidence.

Instead, parents should help young athletes identify smaller, shorter-term goals, such as improving their free-throw shooting.

Once you’ve helped your young athletes identify their goals, it’s your job to help them follow through on them. The parents, coaches and athletes need to work as a team.

Parents should support their kids by driving them to practices, cheering them on, and finding ways to ensure they are able to follow through on their commitments.

However, it’s critical to be flexible. Parents should help kids modify their goals on a weekly or monthly basis.

Covert hypnosis is an extraordinary skill by using which a person can make another to obey the commands made by him without letting the subject of hypnosis that he is being hypnotized by some a stranger. Today there are even consortiums formed of universities, such as Canadian Virtual University, which offers no courses or degrees, but simply acts as a portal for courses from 14 universities across Canada. Many established colleges and universities are now offering online courses and online degree programs. The recognition of the quality of online degrees compared to on-campus degrees varies.

If you’re already working but would like to earn a degree, then the opportunity is there more so today than ever before. The time, distance and the financial hardships of a higher education really no longer exist with the arrival on the scene of online technology. It has been reported that employers felt that an employee receiving an online education degree compared favorably, in terms of knowledge learned, to someone with a resident degree.

Try to find online forums or chat rooms with actual students who are attending the school you have in mind. Make sure to find out if you have to go to a campus to take some exams or complete some of your online coursework; would you have difficulty getting to the campus during the evenings and on weekends?

Students seeking online degrees should get proof of accreditation from a regional or national accrediting body in the US if you have any doubt. Today if you want to earn a degree if you’re working or you’re just a busy person with a busy schedule, know that it just isn’t as hard as it used to be. How much of a leap in logic does one have to take in order to see the impact of what this means for a collective consciousness? While there’s a BELIEF that bad things coming our way in 2012, the reverse is true as well. Isn’t it just sound logic to BELIEVE in GOOD NEWS?

It was in 1955 that H. K. Beecher, head of anesthesiology at Massachusetts General Hospital published a landmark work decribing what he had discovered. Fully one third of the patients that he said he had performed surgery on, he had not. He simply made an incision, stitched the person back up, and told them that he had done what he had not.

In 2004, Fabrizio Benedetti, at Italy’s University of Turin Medical School reported an even higher percentage of people being healed only by the false belief that something had been done.

But they responded as though he had and they were healed- by nothing but the BELIEF that they were. “Expectation is a powerful thing,” says Robert DeLap, M.D., head of one of the Food and Drug Administration’s Offices of Drug Evaluation. “The more you believe you’re going to benefit from a treatment, the more likely it is that you will experience a benefit.”

What do we BELIEVE about WHO WE ARE?

Who do you say you ARE? And who told you that? And why do you BELIEVE that? After 40 years, big questions remain about the interplay of psychological and physiological mechanisms that contribute to the placebo effect. Today’s brain imagery techniques do lend support, though, to the theory that thoughts and beliefs not only affect one’s psychological state, but also cause the body to undergo actual biological changes.

May we no longer affirm the negatives!

But as we head into 2012, it’s not so much the power of the placebo effect on any one given individual, but the impact of millions of people uniting in a nw BELIEF STRUCTURE. We have limped along about as far as we can go with the existing collective consciousness. We must give up on living the lie(s). It’s time to BELIEVE differently, GREATER, and with widespread agreement.

We CAN change the world! This one here and now and the one there and later.

One of the most common objections a loan officer hears is “Your fees are too high!”. All too often, customers become fixated on price and closing costs alone, as the determining factor in making their decision. But price is just one small thing to consider when shopping for a mortgage.

Here are some of the best responses/methods I’ve used to overcome the “price” hurdle.

1. The first time you hear a price objection from a customer, ask them which will cost them more…paying too much in closing costs or paying too much in interest over the life of the loan? Then show them the raw numbers. They will almost always choose to pay the closing costs themselves. A higher interest rate will cost them ten-fold or more.

2. When you have an objection to price, what you want to do is re-focus the customer on the value of what you’re offering. What is the net end result they will receive once the loan goes through? Is it a lower monthly payment? Is it a cut in interest rate? Is it a cash-out? Whatever their motivation, be sure to re-emphasize their own personal goals to them. And do it over and over again. Some customers get so scared with big numbers, they can’t see the forest through the trees. Does this deal meet your needs? Will it help you to achieve your goal? You have to be alert and listen for clues into their motivation.

3. Explain to the customer what a “no closing cost” loan truly is. No loan is done for free, and outside third parties always have to be paid regardless of who does the loan. What I tell the customer is either you pay for these things upfront, and get a lower interest rate, or the bank will pay for these things, and raise the offered rate slightly. This means no out-of-pocket cost for the customer, but over the life of their loan, they will pay many times this price in interest! When they see the numbers in black and white, they almost always elect to pay the closing costs upfront, to get a lower rate over the long term. It just makes common “cents”.

4. Ok. The customer is dead set against paying any closing costs. And those Ditech commercials have gotten to them! Lol. There are two ways to approach this. Ask them this, “Would you like to roll the closing costs into the loan amount, or would you prefer to roll these costs into the interest rate?” (Meaning that you as the broker will end up paying these costs out of your YSP commission). By asking these two questions, customers will invariably want to know more. Here is your chance again to further educate them, and set yourself apart as a “trusted advisor” and a true professional.

5. No matter what your price is, the customer will always think they can get a better deal elsewhere. So tell them to go find it, then come back to you once they are done shopping! When I say this, I usually hear silence on the other end of the phone. I tell them that I am very serious about getting them the best deal I can for their situation, and I am respecting their time, and hope they would respect mine as well. Reverse psychology is a powerful tool. Try it!

6. Ask questions, and keep asking questions until you can get the customer to open up. I create trust with the customer because I ask so many upfront questions before just providing a rate and a “price”. I want to learn as much as I can about their situation, so I can help them get the best deal we can find. I ask questions that other loan officers don’t bother with, or aren’t even aware of. What happens is that over the course of the conversation, the tone “flips” and instead of me selling me, they are selling themselves on going with me. The most common response I get is, “Well no one else asked me all these questions that you are”. My response, “Well mr. customer, how do you know you are getting the lowest rate possible?” Again, dead silence. This gets them to think. (By the way, you can see some of the actual detailed questions I ask at http://www.loanclosingsystem.com ). The more you can get the customer to talk, the less you have to “sell”.

7. Explain to the customer that in most cases, depending on the loan, you can always refinance/change to another loan later once the customer is settled. Sometimes, loans present a tough scenario. Someone with bad credit can’t expect to get the lowest rate out there. Those low rates aren’t for them, but THEY THINK THEY ARE! Bad credit people need to be educated on the process. And the more you can explain and guide them through things, the more likely they are to trust you. I always try to focus the customer on the end result. Remind them that a small sacrifice now, will mean a brighter and better future tomorrow.

8. Go through the Good Faith Estimate GFE, line-by-line with the customer, and explain what the mandatory third party fees are, as well as your own in-house fees. Third party fees are things such as the appraisal, title work, any state stamp taxes, etc. If the other guys aren’t putting all the numbers out there in black and white, then they aren’t telling them the whole truth. You can even have the customer fax the other estimates over to you to have a look at. In the end, by being upfront you will win more deals.

Find Naturopathic Careers in the United States and Canada. Individuals who enter naturopathic careers have a promising professional outlook as today’s patients have begun to seek noninvasive and natural health treatments in lieu of traditional medicine.

To work in naturopathic careers, prospective candidates should investigate the field prior to pursuing the profession. It is essential that appropriate education is met before attempting to practice as a naturopathic doctor. Today, students desiring naturopathic careers must first apply and participate in a naturopathic degree and/or diploma program offered through various naturopathic colleges and alternative healing schools.

For example, in Canada, naturopathic careers require a certain level of training and education through an accredited naturopathic school. Prerequisites include a basic education that often includes a bachelor’s degree comprised of coursework in biology, chemistry, psychology and humanities. These prerequisites generally mirror many of the requirements set forth in U.S. schools.

In addition, naturopathic careers require up to seven years of training and education. Typical curriculums involve basic science studies in anatomy, physiology, biochemistry, pathology, preventive medicine, botanical medicine, naturopathic history and philosophy, nutrition, hydrotherapy, Oriental medicine, homeopathy and pharmacology – to list a few.

Furthermore, candidates who attain naturopathic careers discover that while this is an integrative medicine practice, many naturopathic doctors (NDs) act as primary care physicians in clinics, hospitals and other healthcare facilities. In addition to noninvasive therapies, naturopathic practitioners provide natural healing alternatives to traditional medicine including holistic modalities like mind-body-spirit therapies (e.g., massage therapy, energy healing, holistic nutrition, etc.).

According to the Association of Accredited Naturopathic Medical Colleges, licensed practitioners in naturopathic careers report a 71% satisfaction in income. And with the growing trend of acceptance in the alternative medicine community, the likelihood for growth in naturopathic careers is positive. As with any professional aspiration, it is important that potential students carefully review licensure regulations in the state or province in which they reside. (States and provinces vary in licensing requirements.)

Whether you’re a doctor, a basketball or tennis player, a musician, or even a cowboy, knowledge and skills are going to determine your status in your “community” of peers. The level of your knowledge and skills can either catapult you to world class status or usher you out the door; create increased (or decreased) demand for your services or performances; provide opportunities to win awards and generate tons of money if you’re the best, or no awards and little money if you’re not.

Whatever you choose to do in life, your knowledge and skill level will determine your success level. If you’ve been in the workforce for a while now, you probably already know that how much you know (knowledge) and how well you perform (skills) are major factors in whether or not the company will keep you or fire you. Let’s take a look at how trading knowledge and skills determine your success in trading.

While many people believe that the goal of trading is to make money, professional traders know otherwise. Being an active, professional trader, I know that making money is a byproduct of the primary goal of trading, which is to acquire the necessary knowledge and skills to protect your capital. Simply put, it is extremely difficult to make money if you don’t have the capital with which to make the money. Nearly all entrepreneurs would not have been able to start their businesses if they didn’t first have seed money, a line of credit or loan, or investors to do so. Trading is no different. Trading is a business, not an investment. Successful traders know this. It’s all about protecting your capital.

If you are still struggling with your trading when it comes to making money consistently, take a look at your level of trading knowledge and skills vs. those who are actually trading successfully. What do they know that you don’t? Why are they doing well while you are not? Where did they get the knowledge and skills to do so well? It could be anything – from your

1. Knowledge (Have you mastered the concept behind candlestick charts, studied up on risk and money management in trading, established an understanding of the stock market price cycle like the back of your hand?),

2. Skills (How good are you at identifying Traps and 3-Bar Candlestick Plays, or how quick are you at responding (vs. reacting) to the trade signals with the proper set up?),

Or even your

3. Psychology (Are you too desperate, unable to control your emotions, distracted?),

4. Habits (Do you have the discipline to follow your trading plan no matter what, the tenacity to focus on the charts on your computer screen 8+ hours a day, the determination to get up every morning no matter how bad it was the day before to do it all over again?).

5. Attitude (Are you willing to learn from your mistakes, to get help from experienced traders through coaching or mentoring, to practice patience and a willingness to do what it takes to succeed?).

At the end of the day, if you are deficient in your trading knowledge and skills, be prepared to work harder than those who are already successful. Commit to do what it takes to protect your capital and make money. If you don’t, you may well be ushered out the door sooner than you would like.
